Check Out Half Moon Bay and the San Mateo Coast! Half Moon Bay Coastside is conveniently located to major metropolitan areas and connected to major transportation arteries. Less than an hour's drive from downtown San Francisco, the Coastside makes the perfect place to live, work and visit. Weather on the Coastside is quite temperate year-round with seasonal fog in the late summer. Cool breezes off the ocean are common. The average yearly rainfall is 23.43 inches. Temperatures average in the mid 60's and may vary between 40 and 75 degrees Fahrenheit.  |  | | | | |
 The Half Moon Bay Coastside Chamber of Commerce and Visitor's Bureau is the only volunteer membership organization dedicated to the promotion of business on the Coastside. The Chamber now serves over five hundred members and has established itself as a leader in the community over the last thirty-five years. Through a well-planned and balanced program of work, the Chamber is dedicated to enhancing a healthy economic climate, lobbying legislation affecting the business community, and providing community access to information. Places to Live In most areas, homes on the coast are higher in price than homes further inland. However, at least for the moment, the reverse is true on the San Mateo County Coastside. You can still get more for your money on the coastside, but home prices are catching up quickly. We have an easy commute to Silicon Valley and to San Francisco, and the rural atmosphere appeals to many. The booming computer and bioscience industries have helped to increase the demand for homes everywhere on the Peninsula, including here on the Coast.  |  | | | | |
 Housing tends to be very eclectic. You can find a charming beach cottage next to a very expensive custom home. The only tract type housing on the Coast is found in a few areas within the city of Half Moon Bay. The communities of El Granada, Moss Beach and Montara are smaller and have few commercial establishments. The move from big cities to smaller communities has promoted a fast paced market for both new homes and resales. Acreage on the San Mateo Coast There are still many working farms and ranches on the San Mateo Coast. Nursery stock, ornamentals, plants and potted foliage, and mushrooms are primary cash producers. In addition snapdragons, brussel sprouts, artichokes and other crops can be seen growing in fields along side the local highways.  It is difficult, almost impossible, to sub-divide agricultural land. Whether you have ten acres or two hundred, zoning only permits one home. Sub-dividing can be done and has been done, but only rarely and not on a large scale. Small parcels are very popular and one acre can cost as much as twenty. Recently, there has been a big demand for vacant land. Part of this is due to the fact that no more dirt is being made and people feel the need for space as the population increases. The lack of water and sewer capacity has handicapped would-be homebuilders in this area. Commercial Property The tourists have discovered the Coastside. Downtown Half Moon Bay has many quaint shops, art galleries, restaurants and other tourist serving establishments in addition to businesses, which cater to local residents. Banks, stockbrokers, credit union, mortgage and title companies have offices here. There is a growing need for office space, as companies open branch offices in Half Moon Bay.  Local residents and tourists alike, enjoy restaurants found in the smaller communities surrounding Half Moon, but these communities have few other commercial establishments. When you are in the market for a home, how should you evaluate the properties that appeal to you? There is an old cliché about the three most important factors of a piece of property--location, location and location.
Some neighborhoods have a certain distinction that attracts buyers, but there are other factors to take into account. A house in the best part of town may have a few points subtracted if it is located on a busy street. There are buyers who would like to be close to schools, shopping, and churches, but don't want to live across the street from these facilities. You may want an easy commute to your job, but would not consider a location close to the "on" ramp for the major route into town. A location close to a airport could be convenient if you are a commercial pilot, but could make it difficult to sell even the most wonderful house.
As you balance all of the factors, remember that a location liability which gets you a great house at a reasonable price will probably require you to pass a similar savings on to future buyers.
